The buyer pays the 3% fee on the total real estate price.
The fee is paid at the moment of signing and notarising the sales agreement.
The VAT for real estate is a tax paid by the buyer. It it 3% of the purchase price, i.e. market value based on the estimate of the Tax Administration.
The sales agreement tax statement is submitted when you provide the deed from the notary and the court. The buyer of the real estate is obliged to submit a tax statement only if the deed was not notarised or issued by a court.
The Tax Administration issues a Temporary Tax Ruling, i.e. Tax Ruling on the Real Estate Transaction VAT Payment.
Foreign citizens or companies from the EU have the same ownership rights over the real estate in Croatia as citizens and companies from Croatia. The only exceptions are areas like agricultural land.
The sales agreement and the rent/lease agreement are drawn up by our lawyer. Before drafting it, the lawyer meticulously inspects the cadastral documents for each property. The buyer and seller then proceed to the notary in the presence of the agent, while the agreements on renting/leasing can be notarised at the request of contracting parties.
