Anyone who is selling a real estate wants to do it as soon as possible and at the best possible price. These goals are easiest to achieve if the real estate is in great condition, is in an attractive location, has all necessary documentation, i.e. 1:1 ownership.

Due to a huge demand, especially in Dalmatia, the documentation may be the crucial reason for a higher price. So, check the documentation you need to have, but also which small steps you can make in order to get a better selling price for your flat, house, business space or land.

Seems simple enough, but it is very important to clean the house/flat/business space and prepare everything for taking photographs, set a realistic price, and define all conditions of the sale, including the move-out date before advertising.

Flats
  • Registered land certificate
  • Energy certificate
  • Floor plan (you can draw and mark the square footage and dimension of each room)
  • Newbuild: building permit and use permit
Family houses
  • Land registry certificate
  • Copy of the cadastral plan
  • Energy certificate
  • Floor plan (you can draw and mark the square footage and dimension of each room)
  • Building permit and
  • Use permit
  • For houses built before 1968 the Certificate of Built before 1968
Business space(s)
  • Registered land certificate
  • Copy of the cadastral plan
  • Title deed
  • Building permit, use permit or some other document
  • Floor plan (you can draw and mark the square footage and dimension of each room)
  • Energy certificate
Building land
  • Land registry certificate
  • Copy of the cadastral plan
  • Title deed
  • Information about the location (issued by the Administrative Office of the relevant city or district)
  • Secured access path (owned by the district, state or has Right of Way)
  • The conditions to connect to infrastructure, the possibility to connect to the water supply and electrical network as well as city sewage (inquire with the responsible authorities about the possibilities and costs of the connection)
Building land(s) with the appropriate building permit
  • Registered land certificate
  • Copy of the cadastral plan
  • Title deed
